Stephen J. Butte
Stephen J. Butte is a founding Partner of Bluewater Property Group LLC and has over 30 years of experience in real estate covering all facets of the business. Prior to Bluewater, Mr. Butte was part of the founders at both KTR Capital Partners and prior to that Keystone Property Trust. At KTR he oversaw the asset management group which was responsible for executing the property business plans including leasing, dispositions, and capital planning until the Company’s sale to Prologis in 2015. He was also heavily involved in new development and acquisitions and served on KTR’s Investment Committee. Since 1988, Mr. Butte has spent his entire real estate career at KTR or its predecessors, he also served as Senior Vice President of Asset Management at Keystone Property Trust until its sale to PLD in 2004. During his career, Mr Butte has participated in acquisitions and development and the eventual disposition of well over $10 billion and 100 million SF of industrial warehouse. Prior to his real estate career Mr. Butte was a manager at a public accounting firm and is a Certified Public Accountant. He received a B.S. in Accounting and a Masters of Taxation from Villanova University where he now serves as an advisory board member of the Daniel M. DiLella Center for Real Estate.
John P. DiCola
John P. DiCola, is a founding Partner of Bluewater Property Group. Prior to Bluewater, Mr. DiCola was partner and Co-Head of Investments for KTR serving on the firms Investment Committee. He had with oversight of all acquisition activities across North America. Prior to KTR Mr. DiCola served as Senior Vice President of Investments at Keystone Property Trust from September 2002 and was responsible for overseeing acquisitions and development in the Northeast. Prior to joining Keystone, he was most recently Principal and Co-Founder of Triad Partners, LLC, a firm specializing in development opportunities in the New York City metropolitan area. Prior to founding Triad, Mr. DiCola spent ten years with Jones Lang LaSalle, most recently as Senior Vice President, responsible for the firm’s land investment and development activities in the Eastern portion of the United States. He currently is a member of NAIOP and ULI. Mr. DiCola received an B.A. in Urban Studies and a B.S. in Civil Engineering from Brown University.
Donald Chase Jr
Donald Chase Jr is a founding Partner of Bluewater Property Group. Prior to Bluewater, Mr. Chase served as Co-Head of Investments for KTR Capital Partners and was a member of the Firm's Investment Committee. He oversaw KTR’s speculative and build-to-suit development as well as the firms alternative investment efforts across the country. Mr. Chase served as Senior Vice President of Investments at KTR’s predecessor company, Keystone Property Trust, Throughout Mr. Chase’s career he has been focused exclusively on industrial property. Prior to joining Keystone in 2002, he was the Director of Development at TIG Real Estate Services, Inc. in Dallas where he focused on industrial development. Mr. Chase began his career as an investment manager at AEW Capital Management (formerly Copley Real Estate Advisors). He has served in leadership roles with NAIOP, ULI and as a member of PREA. Mr. Chase received an A.B. in Business Economics and Organizational Behavior and Management from Brown University.
Michael W. Coppola
Michael W. Coppola is a founding Partner of Bluewater Property Group. Prior to Bluewater, Mr. Coppola served as Vice President at LBA Realty, a real estate investment and management company focused on value add industrial acquisitions and development. Mr. Coppola opened the LBA East Coast office in 2016 and was responsible for the acquisition and asset management of industrial assets in the New York, New Jersey, and Eastern Pennsylvania markets. Mr. Coppola spent most of his industrial career at KTR Capital Partners where he served as Vice President of Investments overseeing the New Jersey and Pennsylvania markets. Prior to KTR, he worked for M3 Capital Partners as an Investment Banking Associate focused on capital raising and advisory services for REITs and real estate operating companies as well as entity level investment in operating companies focused on alternative real estate assets through M3’s private equity subsidiary, Evergreen. Mr. Coppola received a B.A. in Economics from the University of Notre Dame.
